На столичном рынке вторичного жилья наблюдается заметное сокращение спроса. Так, в марте 2019 года число сделок по покупке квартир на вторичном рынке в Москве снизилось на 20% по сравнению с мартом прошлого года. Об этом сообщает РБК со ссылкой на данные компании "Инком-Недвижимость".

По прогнозам аналитиков спрос на этом рынке продолжит снижаться в ближайшие месяцы. Также эксперты зафиксировали и снижение числа ипотечных сделок на вторичном рынке: в ноябре 2018-го их доля достигала 42,4%, а сейчас она составляет 35,7%.

Основными причинами оттока покупателей в компании называют падение реальных доходов граждан и дефицит предложения. Например, число квартир стоимостью до 15 млн рублей за последний год уменьшилось на 53%, а квартир стоимостью до 10 млн рублей – на 62%. На фоне низкого спроса владельцы квартир не торопятся выставлять свою недвижимость на продажу, поэтому ожидать снижения дефицита не приходится.

Еще одним фактором, повлиявшим на спрос, эксперты называют нежелание собственников снижать цену. Если весной прошлого года доля сделок с дисконтом составляла 84%, то сейчас она снизилась до 68%, а средний размер дисконта уменьшился с 6,9% до 4,6%.

В "Инком-Недвижимости" называют затишье на рынке следствием рекордно высокого спроса в прошлом году. Тогда активность покупателей достигла максимума с декабря 2014 года.

"Прошлый год "взял в долг" часть спроса у нынешнего года, которому сейчас не хватает покупателей. Так, прошлому январю мы проиграли 15% авансов, в феврале вышли на те же показатели, что и годом ранее, а в марте снова ушли в минус", – прокомментировал ситуацию на рынке директор департамента вторичного рынка компании Сергей Шлома, отметив, что люди откладывают заключенные сделки из-за роста ипотечных ставок и ожиданий новых по ипотеке, анонсированных властями.

Напомним, в январе этого года средняя стоимость жилья на вторичном рынке Москвы составила 206,3 тыс. рублей за квадратный метр. По сравнению с январем 2018 года этот показатель вырос на 15,8%, став самым высоким за всю историю существования современного российского рынка недвижимости.
