Ingka, головная компания IKEA, ведет переговоры с "Дон-строй инвестом" о приобретении прав на земельный участок на территории завода "Серп и Молот" для строительства торгового комплекса "Мега", где разместится и магазин ИKEA. Об этом пишут "Ведомости" со ссылкой на трех консультантов, работавших с участниками потенциальной сделки, и источник, близкий к одной из сторон.
Точная площадь обсуждаемого участка на Золоторожском Валу пока не определена – она может составить от 70 до 100 тыс. квадратных метров. Окончательное решение относительно площади и сделки в целом стороны примут в течение нескольких месяцев. Если соглашение будет достигнуто, то новый комплекс "Мега" станет первым, открытым в Москве более чем за 10 лет, и первым ТЦ под этим брендом в пределах МКАД. По оценке партнера Colliers International Станислава Бибика, инвестиции в строительство "Меги" на территории "Серпа и Молота" могут составить 4-6 млрд рублей. Ранее в Ingka сообщали о планах вложить в новые проекты в России 100 млрд рублей до 2023 года.
Как отмечает издание, это не единственное место, где может появиться новый ТЦ Ingka. Многофункциональный комплекс (МФК), включающий магазины "Мега" и IKEA, могут построить также на Дмитровском шоссе. Это следует из акта государственной историко-культурной экспертизы земельных участков, размещенного на сайте правительства Москвы. Речь идет о транспортно-пересадочном узле (ТПУ) "Петровско-Разумовская", где планируется разместить торговые площади. По словам представителя стройкомплекса Москвы, дата торгов по продаже этого ТПУ пока не определена.
Консультанты, работавшие с компанией, сообщили, что объект на Дмитровском шоссе Ingka не собирается строить сама. Компания намерена найти партнера, который построит торговый центр, а потом сдаст Ingka в аренду 7-8 тыс. квадратных метров под магазин IKEA.
"В этом районе уже запланировано несколько торговых объектов (например, в ТПУ "Селигерская"), поэтому на Дмитровском шоссе будет востребован небольшой комплекс на 50 тыс. квадратных метров", – отметила директор отдела торговых помещений CBRE Марина Малахатько. По ее словам, для "Меги" это очень мало, поэтому там имеет смысл разместить "городской вариант" IKEA, как в торговом комплексе "Авиапарк" (этот магазин откроется летом этом этого года).
Наконец, Ingka ведет переговоры об аренде 5-8 тыс. квадратных метров в ТРЦ "Мозаика" у станции метро "Дубровка". Это подтвердил представитель Ingka. На вопрос про остальные площадки он ответил, что "Москва представляет большой интерес для компании и она рассматривает тут различные варианты". Представитель "Дон-строй инвеста" от комментариев отказался.
